Irvine, CA – March 2025 – Momentum Senior Living proudly announces the official groundbreaking of The James of Irvine, a new luxury senior living community that will bring fresh options for active older adults to Orange County.
The ceremony took place on March 4, 2025, at the 3.03-acre site on Gates Avenue. More than 80 guests attended, including local city officials, project developers, and industry partners. Attendees participated in a traditional groundbreaking with ceremonial shovels and hard hats to celebrate the beginning of construction.
The James will be an eight-story community featuring approximately 350 studio, one-, and two-bedroom residences offering independent living, assisted living, and memory care. Set to open in summer 2027, the community is designed for today's baby boomers who seek modern, upscale living with convenient access to shopping, dining, medical services, parks, trails, universities, and recreation in the Irvine area.
The James is owned by the P3 Foundation, developed by Harbert South Bay Partners, and will be managed by Momentum Senior Living. The project team also includes architecture firm Van Tilburg, Banvard & Soderbergh; interior designer Rodrigo Vargas Design; and general contractor W.E. O'Neil Construction.
The James will be fully integrated into the Irvine community so residents can truly experience everything it has to offer. This will be a new class of senior living, where the goal is simple: helping people live longer and better. And with our corporate office just 2 miles away, we're right here to make that vision a reality.
City of Irvine Vice Mayor James Mai and Councilmembers Kathleen Treseder, Melinda Liu, and William Go joined the event. Vice Mayor Mai presented a certificate of recognition and noted the project's potential to enhance retirement living in the city.
P3 Foundation Director Louise Waller highlighted the strong demand for high-quality senior housing and expressed excitement about the community serving local seniors.
Once complete, The James will feature resort-style amenities such as multiple dining venues with chef-prepared meals, a bar and lounge, an indoor pool and spa, a wellness gym, yoga studio, therapy rooms, salon, two theaters, media lounge, art studio, golf simulator, dog park with washroom, and inviting outdoor courtyards with barbecue grills, fire pits, seating areas, putting green, and bocce courts.
The community will also emphasize a vibrant daily lifestyle through educational programs, social events, spiritual gatherings, and opportunities for meaningful connections, all supported by Momentum Senior Living's experienced team and commitment to exceptional resident experiences.
Construction is actively underway, with hiring expected to begin in the second quarter of 2026. For the latest updates or more details, visit TheJamesSeniorLiving.com.
